In short

Foreigners and foreign investors can freely buy apartments, penthouses and buildings in Bulgaria; the restriction for non-EU citizens is only direct ownership of land, which is acquired through a Bulgarian company. Total costs are typically 3% to 6% of the value, and the purchase can be run entirely remotely.

What foreigners can buy

EU and non-EU citizens can freely buy apartments and buildings, including penthouses and high-end apartments. The difference is only with land: a non-EU citizen acquires direct ownership of land, and with it luxury houses and estates with their own plot, through a Bulgarian company, which we can set up on their behalf.

Why foreign investors choose Bulgaria

The market is growing: according to the National Statistical Institute, home prices in Bulgaria have risen by around 15.4% year on year, and the adoption of the euro in 2026 removes the currency risk for borrowers with euro income. The average gross rental yield is around 4.2% in early 2026 but varies considerably by neighbourhood in Sofia; see our map of yields by neighbourhood.

Luxury and boutique property: the premium segment

In the premium segment buyers typically aim for capital preservation and growth rather than maximum current rent: luxury houses in Boyana and Dragalevtsi, penthouses in Sofia and boutique properties on quiet central streets.
